In Florida, mildew, algae, and dirt come back fast — north-facing walls, shaded driveways, and roofs green up within a season. We match the pressure and nozzle to the surface so we clean it without damaging it, which is the whole trick.

Driveways, sidewalks, and concrete get a rotating surface cleaner at higher pressure for an even finish with no wand stripes. Painted stucco and siding get lower pressure and a wider fan, worked top to bottom, with a mildewcide pre-treatment on stubborn spots. Wood fences and decks get gentler pressure so we don't fuzz or gouge the grain. Roofs we soft-wash with chemistry, never high pressure — pressure breaks tiles and strips shingle granules.

Clear sealers let the wood grain show but offer the least protection — they need reapplication every 1-2 years.

Standalone washing is common before a repaint, before a sale, or for HOA compliance. Most single-family homes are a half to full day depending on square footage and how heavy the growth is. If we're painting afterward, we let everything dry 24-48 hours first — Florida humidity slows that down, especially on the shady side of the house.
